Start with the amount you expect to receive after closing

Non-resident sellers should also ask about the 10.21% withholding mechanism that can apply to payments for Japanese real estate, subject to statutory exceptions. Withholding is not necessarily the seller's final tax liability; plan filing and cash flow with a tax professional.
Build a property-specific estimate before choosing the asking price
Ask the agent to label each line as confirmed, estimated, or not yet known. Run more than one price scenario, especially if the remaining mortgage is high or the move depends on a minimum amount of cash.
